MANAGER, FIT-OUT AND COST CONTROL

Duties & Responsibilities

1. Project Planning & Execution
Lead end-to-end store fit-out projects (new openings, refurbishments, relocations).
Develop project timelines, cost plans, and execution schedules.
Coordinate with design, operations, leasing, and external consultants.
Ensure timely store handover for operations commencement.


2. Cost Control & Budget Management
Prepare and review project CAPEX budgets.
Conduct cost benchmarking for materials, contractors, and suppliers.
Evaluate and negotiate quotations to achieve best value.
Monitor cost variation orders (VO) and prevent unnecessary escalation.
Maintain cost tracking reports for management review.


3. Contractor & Vendor Management
Source, evaluate, and appoint contractors and suppliers.
Ensure competitive tender process and documentation compliance.
Monitor contractor performance and workmanship quality.
Ensure contractors adhere to safety and site regulations.

4. Technical & Compliance Oversight
Ensure drawings comply with local authority requirements and mall management guidelines.
Oversee M&E coordination (electrical load, lighting, air-conditioning, refrigeration, POS power points).
Ensure compliance with fire safety, licensing, and regulatory requirements.
Manage defect rectification before and after handover.

5. Standardisation & Continuous Improvement
Develop standardized BQ templates and cost benchmarks.
Create fit-out specifications to maintain brand consistency across outlets.
Review material selection for durability and cost efficiency.
Propose value engineering solutions without compromising quality.

Job Requirements

  • Degree in Quantity Surveying, Construction Management, Interior Design, Architecture, or related field.
  • Minimum 5–8 years experience in retail fit-out or commercial construction.
  • Experience managing multi-outlet rollouts preferred
  • Strong background in cost control, tendering, and contractor negotiation.
  • Strong understanding of BQ, cost estimation, and contract management.
  • Knowledge of local authority submission process.
  • Proficient in AutoCAD and Microsoft Excel (cost tracking & reporting).
  • Good knowledge of M&E coordination for retail environment.
  • Strong negotiation and analytical skills.
  • Detail-oriented with high financial discipline.
  • Able to manage multiple projects simultaneously.
