REAL ESTATE MANAGER

Duties & Responsibilities

1. Site Identification & Acquisition:
- Conduct market research and feasibility studies to identify prime locations for new stores.
- Analyze demographics, foot traffic, competition, and other factors to determine the most suitable locations.
- Build and maintain relationships with real estate agents, property developers, and landlords/owners to secure high potential locations.

2. Negotiation & Deal Closure:
- Lead negotiations for site leases, ensuring favorable terms for the company.
- Work with legal and finance teams to finalize lease agreements and ensure compliance with company standards and policies.

3. Project Management:
- Oversee the entire site expansion process from site selection to the opening of new stores.
- Collaborate with internal teams (Operations, Store Design & Construction, and Marketing) to ensure timely and cost-effective store development.

4. Market Analysis & Reporting:
- Regularly monitor market trends, competitor activity, and industry developments to identify new opportunities for expansion.
- Prepare and present regular reports on site expansion activities, opportunities, and project status.


Job Requirements
- Candidate must possess at least Bachelor’s Degree in Business or equivalent.
- At least Five (5) to Eight (8) years of working experience in related field, preferably within the retail or convenience store industry.
- Proven track record of successfully identifying, negotiating, and securing new store locations.
- Good negotiation skills and tenancy administration skills.
- Well verse in tenancy agreements.
- Willingness to travel frequently across Malaysia to visit potential store locations.
- Proficiency in Microsoft Office (Excel, Word, PowerPoint) and other related software for analysis and reporting.
